Let Only Service
We will find a suitable tenant for the property and oversee their move into your property on your behalf. Once we have successfully moved the tenants into the property the day to day management would be left up to you, the Landlord.
We include the following services:
- Agree the market rent and find a tenant in accordance with the landlord guidelines.
- Advice on refurbishment
- Provide guidance on compliance with statutory provisions and letting consents
- Carry out accompanied viewings (as appropriate)
- Market the property and advertise on relevant portals, including Rightmove, Zoopla and Prime Location
- Erect Prominent To Let board outside property in accordance with Town and Country Planning Act 1990
- Arrangement of inventory and schedule of condition
- Advise on non-resident tax status and HMRC (if relevant)
- Collect and remit initial months’ rent received, agree collection of any shortfall and payment method
- Provide tenant with method of payment
- Register landlord and tenant details and protect the security deposit with a government authorised scheme and provide the tenants with the deposit certification and prescribe information within 30 days of the start of the tenancy
- Deduct any pre-tenancy invoices
- Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
Optional Extras Include:
- Rent Guarantee- Covers your rent if the tenants do not pay, plus allowance towards legal costs to help evict the tenant.
- Serving on Section 21 or Section 8 Notices to evict your tenant
- Final move out inspection and report
- Negotiation of deposit release and dilapidation costings
- Preparation of dispute resolution paperwork and/or Statutory Declaration
Fully Managed Service
This service will give you a full peace of mind that your property is in safe hands under our management team, whilst you carry on with your life. The service is ideal for the investor who has many properties and little time to deal with the day to day management or the 1st time landlord who does not have the time or experience to carry out their own management.
We include the following services:

- Pursue non-payment of rent and provide advice on rent arrears actions
- Deduct commission and other works
- Advise all relevant utility providers of changes
- Undertake management visits and notify landlord of the outcome
- Arrange routine repairs and instruct approved contractors
- Arrange emergency repairs and instruct approved contractors
- Hold keys throughout the tenancy term,
- To remit and balance the financial return to HMRC quarterly- and respond to any specific query relating to the return from the landlord or HMRC (please note there is a quarterly charge if the landlord does not hold an approval number)
